Project Documentation

Services & documents Adaptive offers throughout your project:

  • Adaptive can provide heat-loss and heat-gain load calculations on projects big or small. We will ensure equipment follows Manual J sizing and ductwork follows Manual D duct sizing.

  • All equipment and materials used through the project are subject for client/architect review. Equipment, controls, and trim are all submitted for approval.

  • Documentation of all mechanical zones, controls strategy, and hardware layout are provided and discussed with the builder and client.

  • A duct test is completed, and a Duct Leakage Affidavit is filled out and submitted to the AHJ (authority having jurisdiction).

  • Ductwork and refrigeration plans may be provided during the design phase of construction. If modifications to layout are made in the field, as-built drawings will be provided for documentation purposes.

  • A detailed report is provided to document all mechanical systems, model/serial numbers, filter sizes, and fire-off forms.

  • All HVAC equipment will be registered with the manufacturer and documented for future warranty repairs (typically extending the parts warranty from 5 to 10 years).

  • An Operations and Maintenance (O&M) Manual will be created, compiling all equipment and thermostat user manuals. Adaptive will offer a preventative maintenance contract.

  • Ductwork airflow will be measured using a flow hood and performance will be compared to initial duct sizing/load calculations. Whole house ventilation and exhaust fans will also be tested to ensure proper performance.

Project Communication

We collaborate with all parties involved in your project to deliver an exceptional product and experience.

  • Whether your project requires design-build or build-spec services, Adaptive will bid you project with optional designs to meet your mechanical needs.

  • This meeting sets the tone for the project. We will discuss the client's vision, project timeline, concerns, and design preferences. This information is used to ensure the proposed design meets all comfort and design needs of the client.

  • Once equipment sizing and rough layout has been drawn out, Adaptive will meet with the general contractor and all subcontractors involved to discuss project logistics in order to deliver an excellent building experience.

  • In the final stage of construction, Adaptive will walk the client through each mechanical system, zoning, equipment features, controls, and performance.

  • Once construction has wrapped up and the client has settled into their new home, they may find some areas that need balancing or have questions that need clarification.
